Industrial door maintenance
Industrial doors get heavy use and maintaining them properly is vital to ensure the smooth running of your operations. Undertaking preventative maintenance, especially replacing worn parts, enables your industrial doors to function reliably and deliver a long life of service.
Sectional doors
The trouble-free operation of your sectional doors, fabric lift doors, and high-speed doors relies not only on the door leaf and running rails but also on the often overlooked ‘small’ parts. Despite their size, components including seals, cables, and switches play a critical role in ensuring that your doors are always ready for use and operate efficiently. These are the ‘wear parts’ of a door system and they must be checked regularly and replaced as necessary.
By proactively monitoring and replacing these wear parts, you can not only minimise the risk of unexpected failures and maximise the overall performance and longevity of your doors, but also avoid the need to carry out major repairs or replacements which are more time-consuming and cost-intensive.
Planned maintenance prevents industrial doors from malfunctioning and interrupting ongoing operations, and by putting a regular maintenance schedule in place you can avoid unexpected failures of the industrial doors in your company. The professional maintenance services of ASSA ABLOY Entrance Systems include the legally required inspections of the doors but also any adjustment work required.
Replacement of sectional door seals
Replacing the bottom seal, side seal and corner seal is an important preventive maintenance measure for industrial doors. Seals perform two main important functions. Firstly, they effectively seal the industrial door at the sides and the bottom closing edge against the penetration of wind and water. Dirt and insects are also prevented from entering the interior in the area of the door - especially by the corner seal. Moreover, intact door seals can help to reduce the potential energy loss of a building, with side seals also ensuring that the door runs optimally with as little noise as possible. At the point of contact between the door and the ground, the bottom seal absorbs impact of closing - protecting not only the door leaf from damage, but also any people or objects from impact and injury. During maintenance work, our professionals will carry out a closing force measurement on power-operated doors, as well as an inspection of the supporting cables, brackets and shafts.
During the service life of the sectional door, wear and tear can occur on seals. Age-related hardening of the sealing material, for example, can lead to decreasing elasticity.
Abrasion due to frequent opening, closing and loading is a further cause of damage. Industrial door seals should be regularly checked for possible deformation, flexibility and chafing. In general, replacement of a door seal is strongly recommended after around 5 years, or after the following numbers of opening and closing cycles:
- Bottom seal: replacement after 50,000 cycles
- Side seal: replacement after 20,000 cycles
- Corner seal: replacement after 100,000 cycles
The motor and gearbox should also be checked regularly for noise and tightness.
Avoid costly energy losses by having the seals on the doors replaced at an early stage, through regular checks and maintenance from ASSA ABLOY Entrance Systems' professional maintenance service.
Excessive abrasion, twisting or stretching as well as age-related hardening are the most common causes of wear on the spiral cable, and are clear signs that replacement should be carried out urgently.
Failure to replace these parts can lead to problems when closing industrial doors. As the safety edge is automatically checked at each closing cycle, faults in the pneumatic switch or the spiral cable directly affect the efficient functioning of the door. Timely replacement will guarantee continued and efficient company operations.
