Challenge:

The Sächsische Wohnungsgenossenschaft Chemnitz eG was founded more than 110 years ago. This makes it one of the oldest housing associations in the city. Today, it manages buildings with around 4,000 apartments in total and looks after more than 10,000 members and tenants.

The requirements for a new door locking system in all residential buildings were clearly formulated: The front door has to be locked from the outside day and night.

At the same time, it should be possible to open the locked front door from the inside at any time by actuating the door handle. The handling for opening the front door from the outside should be carried out as before with a quarter turn of the key. The locking cylinder must be easy to replace if necessary.

Solution:

The housing association decided to install MEDIATOR® from the effeff brand, a self-locking mechanical escape door lock combined with an electric strike. The benefit: The door is always locked – day and night. This ensures that the building is well protected against burglars and other uninvited guests.

Despite being permanently locked, the building can always be exited through the entrance door, even without a key. If visitors should arrive late or early in the morning, the locked entrance door can be easily opened from inside the apartments. This function is also relevant if sick or disabled residents are expecting a visit from the doctor or emergency service, for example. When the door closes, it is automatically locked. The major advantage of the solution is that it offers the comparable functionality of a motorised lock without the complex wiring: the door leaf itself does not need to be wired, only the electric strike in the door frame needs power.

More than 200 buildings have been equipped with the efficient door solution so far, and ultimately all properties managed by the housing association are to be fitted with the system.
